Developers use professional planning consultants to support their case when submitting planning applications and appeals. This puts local residents and third parties at a serious disadvantage. Planning Objection Letters levels the playing field. Using online resources, remote working and email for all communications, we are able to offer professional planning representation to neighbours affected by development proposals at very competitive rates. Don’t leave it to chance. We will provide you with a professional drafted planning objection letter that will ensure your objections carry the maximum possible weight in the planning process.
Step 1. Free Initial review
We conduct an initial review of the proposal and assess your case. We provide initial comments and explain what your strongest grounds for objection are likely to be. If your case is weak, or we feel we cannot add significant value for you, we will tell you. Even though this may cost us your business, it’s important to us that you are able to make a fully informed decision about how best to proceed. We may identify grounds for objection you may not have considered, for example, in relation to Green Belt policy or housing land supply. We provide you with a fixed, fully inclusive price before accepting any instructions from you. We will confirm at this point that we can meet any deadline for the submission of representations.
Step 2. Draft objection letter
If you decide to instruct us, we will invoice you (payment is required in advance) and book you into our schedule. We then conduct a detailed review of the proposal, using the plans and other documents published on the Council’s website. We assess the proposal against relevant locally adopted development plan and national planning policy and identify your strongest grounds for objection. We prepare a draft objection letter, setting out your objections, based on detailed analysis and supported by relevant planning policies. The letter will make the strongest possible case for rejecting the planning application or appeal. We will email you this draft objection letter for you to review.
Step 3. Final submission
You review the draft objection letter and provide us with any comments or questions you may have. We amend your objection letter on this basis and/or we explain why making certain changes you may propose is not in your best interests (for example, because the matter you raise is not a relevant material planning consideration). We provide you with a final draft of your objection letter. You submit this to the local planning authority (by post, email or upload). Although the outcome of any planning application or appeal can never be guaranteed, you can rest assured that you have taken all possible steps to ensure your objections carry the maximum possible weight in planning terms.
